Across the Greater Toronto Area — from Toronto’s core out to Mississauga, Markham, Vaughan, Brampton, and the Durham towns — the single biggest place a home loses heat is straight up through the attic. If your upstairs won’t warm up, your gas bill spikes every January, or ice builds along your eaves each winter, the attic is almost always the reason.

How much attic insulation do you need?
In the GTA’s climate (Ontario Climate Zone 1), the targets are:
- R-50 — the minimum to qualify for the government rebate
- R-60 — the recommended target, and the level new construction is built to
Most GTA homes fall short — either because they were built to a lower standard years ago, or because loose-fill insulation settles and compresses over time, losing depth (and R-value) it once had.
Check yours in five minutes:
- Open the attic hatch, shine a light, step only on the joists
- Push a ruler down to the drywall at several spots, including near the eaves
- Convert the depth to an R-value:

What it costs you to leave a thin attic alone
An under-insulated attic isn’t a neutral situation — it charges you every winter:
- Higher heating bills — heat you paid for escapes through the roof, and your furnace runs harder to replace it
- Cold rooms — especially upstairs, which the heating system can’t keep even
- Ice dams — heat leaking into the attic melts roof snow, which refreezes at the cold eaves, backing water up under the shingles and into your ceilings
- A hotter house in summer — the same attic that loses heat in winter lets the sun cook your upstairs in July
The colder the winter, the more a thin attic costs — and the GTA gets a real one.
Why GTA homes come up short — by home age
The GTA’s housing spans more than a century, and each era has its own attic story:
Older homes (pre-1980s) — Toronto’s pre-war neighbourhoods, older stock across the region. Built with little insulation and no air sealing, often leaky. Watch for vermiculite (loose greyish granules that can contain asbestos — don’t disturb it, have it tested). Attic insulation removal →
Homes from the 1980s–2000s — insulated to the minimum of their day and settled since, usually sitting below today’s standard.
Newer homes (2000s–2020s) — the big subdivisions of Brampton, Milton, Vaughan, and the Durham towns. “New” doesn’t mean “efficient” — built to code minimum, with production-build shortcuts (skipped air sealing, missing baffles, a bare hatch) and already settling.
The through-line: almost any GTA home more than a few years old is worth measuring, because almost all of them come up short.
What a proper attic job includes
Depth alone doesn’t fix a cold house. A job done right includes all of this:
1. Air sealing first
Insulation slows heat conduction; it barely touches air movement. Sealing the ceiling penetrations — wiring, plumbing stacks, top plates, light fixtures, the attic hatch — comes before insulation. Skip it and you bury the leaks.
2. Baffles and ventilation
Blown-in insulation buries the soffit vents unless baffles hold them clear. A properly ventilated attic stays cold and dry, which prevents moisture and ice dams. Baffle installation →
3. Full depth, to the eaves
The perimeter is shorted most often and sits right over your rooms. Insulation has to reach the edges. R-50 minimum, R-60 target.
4. The right material
Cellulose is denser, reaches the target in less depth, and slows air movement well. Fibreglass is lighter and often a bit cheaper for the same value. Both are rebate-eligible; the right choice depends on your attic.
5. Remove only what needs removing
Clean, dry insulation gets topped up (new over old, R-values add). Only contaminated insulation — mould, water, rodents — needs removal first.
What the attic won’t fix
Two common problems that aren’t attic jobs:
- The cold room over the garage — its floor sits over an unheated garage, not the attic. That’s a garage ceiling insulation job.
- Cold walls — if your walls are uninsulated (common in older GTA homes), that’s a drill-and-fill job, or spray foam for basements and specific assemblies.
Getting up to half the cost back
Ontario’s Home Renovation Savings program pays 50% of your cost, up to a cap, on qualifying attic insulation — up to $1,250 on an attic-only project, or more as part of a larger bundle.
